KENILWORTH RUGBY CLUB & THE WARWICK DC LOCAL PLAN
The original Local Plan was submitted in 2015 but was quickly rejected by the Planning Inspector, the reasons being that the Planning Inspector considered that too few houses had been allocated within the revised plan and Warwick District Council had not taken into consideration the needs of their neighbours, Coventry. Further delays have been caused by the fact that two major sites in Leamington were granted planning approval on appeal and these sites now have to be incorporated within the allocated sites. A revised plan is now set to be formally presented to the District Council in late February and, if approved, will be subject to a six week consultation period commencing in March before being finally re-submitted to the Government in May/June 2016. A decision from the Government is now expected in early 2017. The new emerging Local Plan has been modified to help meet both the area’s and Coventry’s requirements for new houses by 2029.
Our position is somewhat complicated at the moment as Stoneleigh Estates, who own the Freehold of our Rocky Lane (Cow Patch) site, are currently in negotiation with a Developer in selling on the Freehold. This, together with the need to re-submit the Local Plan, has stagnated our discussions with potential Developers. Once this deal has gone through we should then be able to get on with developing the land, both our Rocky Lane and Glasshouse lane sites, as we hoped to do some years ago. This should commence soon and accelerate once the Local Plan has been approved. We can then pursue the three sites we have identified as potential new grounds for Kenilworth Rugby Club and proceed with the development plans for the chosen one.
